You can request a property market evaluation on your home, a home in your neighborhood or on a home you may wish to purchase at no charge.
This process is really one of the first steps you should take when selling your home. Why? Because it really helps you determine what you will be able to afford once you sell your home. As you are aware a lender will often give you more money then you require.
It is important that you decide how much mortgage you can comfortably live with and still do some of the things that give you enjoyment. Of course no one has seen your home so how will they know what it will be worth? The answer is “At first we will not”. The process to get a good evaluation is outlined below:
1. We will first gather as much information on your home that is possible.
2. Next I will pull comparables on homes in your neighborhood that match your description.
3. I will then create an excel spreadsheet that lists every possible feature that is in the homes in your area.
4. Next you will review the spreadsheet and add or delete features as is necessary. This is your opportunity to really tell me the extras you have done to your home since you moved into your home. It is also your opportunity to tell me certain features that other homes in your area do not have.
5. Then I will put a powerpoint presentation together that will show you all the homes that have “Sold” in your area that are comparable and then highlight those features in your home that might make it worth more or less. The powerpoint will have the following:
a. Solds as Comparables with pictures of each home's features.
b. You will be able to compare your home's features to theirs.
c. Actives – This will show the homes you are competing against and I will have pictures of the features of their homes. Once again you will be able to compare your features against theirs.
d. You will be able to compare what your neighbor's listed their properties for and what they actually sold for. This will be important in determining your marketing price.
e. Once we understand exactly how your home fits in the marketplace we will then use this information to create all the marketing materials to make sure we are emphasizing what your competition doesn’t have.
6. The actual Comparable Market Price will be arrived at by utilizing my knowledge of the industry along with your knowledge of your neighbors.
